What deposits are required?

A non-refundable security deposit is required and can be anywhere from $0 to a full month’s rent.


Is renter’s insurance required?

Yes, renter’s insurance is required, in the amount of $100,000. Typically, that runs about $12 per month. You CAN bundle with your existing insurance company!


How do I pay my rent?

Are any utilities included in rent?

No utilities are included in your rent amount, but all your utilities are paid with your rent. The only thing you must set up separately is your electric account, Piedmont gas must provide account numbers prior to receiving keys.


What utilities am I responsible for?

Who is my cable/ internet provider?

Spectrum or Att uverse


What if I need maintenance?

Just give us a call! You can call the office during normal business hours or put in a help ticket on the portal on our website. Emergency 24hour maintenance call the office number and listen to prompts.


Is parking first come first serve or do we pay for a permit/spot?

It is first come, first serve. We ask that our residents have their guest park a little farther away, so a ll of our residents have 1st priority to the closer spots.


Is the community pet friendly?

Very! Your whole management team has pets, and we LOVE to love on yours as well!! We do have some restricted breeds, so just check with us before you apply. Once you do, you will also do a pet screening application for each pet in your household at


What is the pet policy?

We allow most pets with the exception of dog breeds that are considered generally aggressive.


What are your restricted breeds?

Chow Chows, Dobermans, Rottweilers, German Shepherds, and any Pitbull Terrier breed (Staffordshire Terriers)


Can I sublet my apartment?



Can I use financial aid to help pay my rent?

Yes, any form of income is considered (financial aid, child support, alimony, disability, retirement, etc. Anything that is verifiable)


Are your apartments furnished?



Can visitors use the amenities?

Yes! They must always be accompanied by a leaseholder.


How do I access my apartment if I lose my key?

If it is during normal business hours, we can provide you with a spare. You will need to leave your DL until you bring our key back. We do not provide after-hours lockout service.


Once I move in, how do I pay my rent and when is it due?

You can pay your rent online at Rent is ALWAYS due on the 1st. A late fee is added on the morning of the 6th if the full balance isn’t paid in full by office hours on the 6th.


Can I paint walls in my apartment? Can I hang things on the walls like a TV or artwork?

Of course! We want you to make your home, your own! All we ask is that when you get ready to move out, the walls are painted back, and any large anchor holes are patched.


If I need to move out, how do I give notice? When do I have to give notice?

When you decide its time to move, you will need to provide a 60-day written notice. An email to one of our team members will suffice, or you can stop by the leasing office and sign a Notice to Vacate form.


Are there termination fees if I need to leave suddenly?

If you need to break your lease, you will need to provide a 60-day written notice and provide a fee of 1 month’s rent as a cancellation fee. Any concessions you received must also be paid back.


Who will be able to get into my apartment and for what reasons? How much notice will I be provided?

Maintenance will have access to your apartment, but only when you request service. The only time we would make entry into your apartment without at least 24-hour notice is if there is an emergency either in or around your apartment. For example, if your downstairs neighbor is flooding, we may need to enter your apartment to make sure you don’t have any leaks.

How is trash collected? What about recycle? How do I get rid of a large piece of furniture?

You will dispose of your trash in the 4 trash containers located around to community. We do have valet trash pickup services that collect trash Sunday – Thursday nights, on the weekends Friday and Saturday you will need to dispose of any trash in the 4 containers. We do not offer recycling services at this time. Large furniture must be taken off site to be disposed of. The closest dump is located at 11075 Augusta Road in southern Greenville County and is 29 min from the property.


What things do I need to maintain in the apartment? Do you supply AC filters, refrigerator filters, light bulbs?

We supply AC filters, and light bulbs for our fixtures during your lease term.


Can I bring my own washer and dryer?

Yes! All our apartments have full size hookups for washers and dryers. If you don’t have your own, no worries! We have a laundry facility here on site!
